House Painting Projects Across Auckland
Hotel Quest (East Tāmaki)
We recently partnered with Hotel Quest Highbrook, located in East Tāmaki, Auckland, for a large-scale commercial furniture restoration project. Hotel manager Mr. Jit commissioned NikPaint to revitalize the hotel’s existing furniture inventory, which included staining 400 dining chairs and painting 50 coffee tables.
Commercial Furniture Restoration at Quest Highbrook
This commercial furniture restoration project at Quest Highbrook in East Tāmaki, Auckland, involved refinishing 400 dining chairs and repainting 50 coffee tables.
Working with the hotel's management, NikPaint undertook two different finishing processes to refresh the existing furniture rather than replace it.
The Challenge: Restoring High-Use Hotel Furniture
Hotel furniture experiences frequent use, cleaning and everyday wear. Quest Highbrook's existing chairs and tables required different preparation and finishing methods.
The dining chairs needed their worn coatings removed before applying a new timber stain. The coffee tables required surface preparation, an oil-based undercoat and a solid painted finish.
The project focused on restoring the appearance of the existing furniture while retaining items already in use at the hotel.
Refinishing 400 Timber Dining Chairs
The chairs underwent a multi-stage restoration process to remove the existing finish and prepare the timber for a new stained appearance.
Removing the Existing Finish
Our team used machine sanders to remove the worn stain and varnish from the timber chairs.
Sanding exposed the timber and helped prepare the surfaces for refinishing.
Cleaning and Surface Preparation
After sanding, the chairs were cleaned to remove dust and sanding residue before the new coating was applied.
Consistent preparation was particularly important across the large number of furniture items.
Applying the New Timber Stain
We applied two coats of timber stain to refresh the chairs' appearance and create a consistent colour across the furniture.
The staining stage took place over two days, with appropriate drying time between coats.
Finishing the Restored Chairs
The refinishing process gave the chairs an updated appearance while retaining the hotel's existing timber furniture.
Repainting 50 Hotel Coffee Tables
Unlike the chairs, the coffee tables required an opaque painted finish. Their restoration involved three preparation and coating stages.
Surface Sanding
We sanded the existing surfaces to address scratches and create a suitable base for the new coating.
Oil-Based Undercoat
An oil-based undercoat was applied to prepare the tabletops for their new painted finish.
The appropriate undercoat helps promote coating adhesion and can help isolate certain timber extractives, depending on the substrate.
Two Finishing Coats
We completed the tables with two finishing coats, creating a consistent painted appearance across the restored furniture.
The Finished Result
The project refreshed 450 existing furniture items at Quest Highbrook, including 400 stained dining chairs and 50 painted coffee tables.
It demonstrates how different preparation and finishing methods can be applied to a large collection of commercial furniture according to the condition and requirements of each item.

A Large-Scale Hotel Furniture Project
This commercial furniture restoration project was commissioned by Quest Highbrook in East Tāmaki, Auckland.
The work covered 400 timber dining chairs and 50 coffee tables, with different preparation and finishing requirements for each type of furniture.
Oil-Based Pigmented Sealer for Coffee Tables
Following surface sanding and preparation, the coffee tables received an oil-based undercoat, also described as a pigmented sealer.
This formed the base for the two finishing coats applied to the tables.
Working Around Hotel Operations
The restoration was organised to minimise disruption to the hotel's day-to-day operations while completing the large volume of furniture.
Project Outcome
The hotel management team was pleased with the appearance of the restored furniture, as recorded in the original project report.
The project refreshed the hotel's existing chairs and tables without requiring wholesale replacement.
Frequently Asked Questions
Why restore hotel furniture instead of replacing it?
Restoring existing furniture can be an alternative to buying new items when their underlying structure is still in suitable condition.
At Quest Highbrook, the project involved refinishing 400 timber dining chairs and repainting 50 coffee tables.
Whether restoration is more economical depends on the furniture's condition, the work required and the cost of suitable replacements.
How were the 400 dining chairs restored?
We used machine sanding to remove the existing worn stain and varnish, then cleaned the timber surfaces before applying two coats of new timber stain.
The staining stage took place over two days, with drying time between coats.
Why was an oil-based undercoat used on the coffee tables?
The tables required a solid painted finish rather than timber staining. An oil-based undercoat was used to prepare the surfaces before applying two finishing coats.
An appropriate undercoat can improve the compatibility of the coating system with the prepared substrate and may help isolate certain timber extractives.
